Construction began on Decathlon’s new Dublin flagship store in September 2019. Mannings Construction Group chose to partner with Lawler Sustainability because of their significant experience in projects with a range of sustainability credentials. Lawler Sustainability as BREEAM champion will work closely with Mannings as main contractors to deliver a project that achieves the overall BREEAM Credentials.
Decathalon has 1,500 stores in more than 50 countries worldwide and depending on the success of this project may follow up with stores in Cork, Galway, and Waterford. The Ballymun store will have 4,000sq m (43,000sq ft) of retail space, as well as 700sq m (7500sq ft) for its Irish corporate headquarters, 1,500sq m (16,140sq ft) of outdoor playground and an indoor practice area.
The Decathlon project is targeting a BREEAM ‘Very Good’ rating which requires a score greater than 55%. Our Director Jason Smith is a BREEAM Accredited Professional and as a BREEAM Champion, along with Laura Nolan (our BREEAM Assessor), is working with the contractor Manning’s and the client team including, Demesne Architects and the M&E Consultancy Malone Group to achieve the target.
An example of some of the contractor credits which we are helping Manning’s to achieve includes:
- Man 03 Responsible Construction Practices – this involves monitoring site energy and water consumption, transport related carbon and using FSC certified timber
- Man 04 Commissioning and Handover – the Contractor is responsible for preparing a BREEAM compliant Building User Guide to distribute to the staff and facilities team in the building
- Man 05 Aftercare – Aftercare support is to be provided to building occupants for 12 months post occupation
- Man 03 Responsible Sourcing of Materials – All materials for the project are sourced in accordance with a documented sustainable procurement plan and as many materials as possible are responsibly sourced to ISO14001 or BES6001 standard. We aid with reviewing proposed products and monitoring certificates
- Wst 01 Construction Waste Management – All waste on site and leaving site is to be monitored in accordance with a Resource Management Plan prepared for the site and a target for waste has been set
- LE02 Ecological Value of Site and Protection of Ecological Features – Any existing ecological features on site must be protected during construction
The BREEAM process is a two-stage process, Design Stage and Post Construction Stage and careful management of design and construction information and evidence gathering is required to ensure no credits are lost.
Decathlon opened in Spring 2020 and the BREEAM assessment has been submitted to the BRE in Watford in the UK for final certification shortly afterwards. The final submission will require final as-built information which is not always available until completion. The final certification will also be dependent on a site inspection by the BREEAM Assessor to validate the information provided.
Sustainability is part of our company’s DNA and we strive to encourage the whole team to think about how we can work holistically to find synergies that will make the buildings perform better. Often this does not mean extra cost and we regularly demonstrate that value engineering and sustainability can go hand in hand.
