GRESB Benchmarks (Real Estate & Infrastructure)
GRESB Assessments are based upon what investors and the overall industry consider to be material issues in the sustainability performance of real asset investments, and are aligned with international reporting frameworks’ recommendations, the Paris Climate Agreement, UN SDGs, region and country-specific disclosure guidelines.
GRESB currently generates the following four ESG benchmarks:
- Real Estate Benchmark
- Real Estate Development Benchmark
- Infrastructure Fund Benchmark
- Infrastructure Asset Benchmark
Participants are made aware of comparative business intelligence so that they can evaluate their standing against their peers, an outline of actionable changes to improve ESG performance, and a communication platform to engage investors.
Investors use ESG data and GRESB’s analytical tools to monitor their investments, engage with their managers and make decisions that lead to a more sustainable, resilient real asset industry.

GRESB Benchmarks – Real Estate Assessments
The GRESB Real Estate Assessments offer high-quality data and powerful analytical tools to benchmark ESG performance, identify areas for improvement and engage with investors.
This is the investor-driven global ESG benchmark and reporting framework for listed property companies, private property funds, developers and investors that invest directly in real estate, with a consistent methodology across all regions, investment vehicles and property types so as to align with international reporting frameworks.
The data is self-reported by participants between the 1st April and the 1st July of each year, subject to a multi-layer validation process after which it is scored and benchmarked. The resulting outcome is high-quality data which investors and participants may use in their investment, engagement and decision-making processes.
There are two benchmarks. Each benchmark has two applicable components:
GRESB Real Estate Benchmark:
- Management Component
- Performance Component
GRESB Real Estate Development Benchmark:
- Management Component
- Development Component
The Management Component measures the entity’s strategy and leadership management, policies and processes, risk management and stakeholder engagement approach, comprising of information collected at the organisational level.
The Performance Component measures the entity’s asset portfolio performance, comprising information collected at the asset and at the portfolio level. It is suitable for any real estate company or fund with operational assets. It includes information on performance indicators, such as energy consumption, GHG emissions, water consumption and waste.
The Development Component measures the entity’s efforts to address ESG issues during design, construction, and renovation of buildings. This is suited to entities involved in new construction (building design, site selection and/or construction) and/or major renovation projects, with on-going projects or completed projects during the reporting period.
GRESB Benchmarks – Infrastructure Assessments
The GRESB Infrastructure Assessment is made of two complementary assessments – a Fund Assessment and an Asset Assessment.
GRESB Infrastructure Asset Benchmark:
This Assessment is an investor-driven, global ESG benchmark and reporting framework for the Infrastructure Sector. It assesses ESG performance at the asset level for infrastructure asset operators, fund managers and investors that invest directly in infrastructure.
This Assessment also offers high-quality ESG data and advanced analytical tools to benchmark ESG performance, identify areas for improvement and engage with investors. It includes two Components:
- Management Component
- Performance Component
GRESB Infrastructure Fund Benchmark:
The investor-driven, global ESG benchmark and reporting framework assessing the infrastructure funds performance.
This Assessment also offers high-quality ESG data and advanced analytical tools to benchmark ESG performance, identify areas for improvement and engage with investors. It includes one Comonent:
- Management Component
The Management Component measures the entity’s strategy and leadership management, policies and processes, risk management and stakeholder engagement approach, comprising information collected at the organisational level.
The Performance Component measures the entity’s performance, comprising of information collected at the asset level. It is suitable for any infrastructure company with operational assets.
