Why BREEAM Projects Lose Credits Before Construction Begins

One of the most common misconceptions about BREEAM is that certification success is determined during construction.

In reality, many projects lose valuable credits long before they ever reach site. Decisions made during concept design, procurement planning and project coordination can have a significant impact on the final rating.

The good news is that many of these credits are entirely within the project team’s control.

The Importance of BREEAM Management Credits

Within the BREEAM New Construction and Refurbishment & Fit-Out schemes, the Management category rewards the processes used to plan, manage and deliver a project.

Unlike credits linked to energy performance, ecology or building systems, Management credits are largely influenced by how a project is organised and coordinated.

These credits can make a meaningful contribution towards achieving a target rating, yet they are often overlooked because the required actions need to happen early in the project lifecycle.

Why Credits Are Often Missed

1. Late Sustainability Engagement

Many project teams only begin focusing on certification once design decisions have already been made or construction is underway.

By that stage, opportunities that were available during concept design may have already been lost.

  • reduce the likelihood of missed opportunities later in the project

They do not depend on site constraints, energy modelling outputs or ecological conditions. They depend on planning, coordination and engagement.
