When external financing or board approval hinges on accurate projections, Lawler Sustainability offers Investment‑Grade Degree Reports (IGDR). These are based on ASHRAE Level 3 audits, the most rigorous form of energy audit. They include detailed modelling and financial analysis to give lenders and investors confidence in projected savings.
Key components of an Investment Grade Degree Report
- Enhanced data collection – We deploy building automation system (BAS) trend logging and temporary meters to capture high‑resolution data on key loads. This allows calibrated energy modelling.
- Whole‑building simulation – Our engineers use dynamic energy simulation software to model existing conditions and evaluate multiple Energy Conservation Measures (ECMs). Models are calibrated to actual utility consumption and weather data to ensure accuracy.
- Technical, complexity & financial evaluation – For each energy conservation measure (ECM), we assess not only its technical feasibility and costs but also the complexity of implementation (e.g., disruption to operations, integration with existing systems). We provide detailed cost estimates, predicted energy savings, operational impacts and risk assessments covering technical, financial and operational risks. Financial metrics include life‑cycle cost, net present value (NPV), internal rate of return (IRR) and sensitivity analysis.
- Financing & implementation strategy – We advise on funding routes (grants, green loans, ESCO models) and develop implementation plans, including tender specifications and timelines.

Deliverables
- Comprehensive report covering baseline performance, ECMs, financial analyses and cash‑flow projections.
- Executive presentation summarising key findings for decision‑makers and investors.
- Support for financing applications with documentation prepared to meet lender or investor requirements.
