Investment Grade Design Report (IGDR)

The Investment Grade Design Report (“IGDR”) allows us to complete detailed modelling of all your building systems and accurately calculate energy savings.

This process in an investible document for any Owner or Board of Directors and provides a definitive roadmap in an uncertain environment.

Investment Grade Design Report

A Holistic Approach

The Investment Grade Design Report (IGDR) is an iterative process between the client and Energy Service Company (Lawler Sustainability) that goes beyond the delivery of a routine energy audit and uses the information learned to report and design a sustainability solution that is fully aligned with the client’s vision.

We deploy high accuracy and granular energy monitoring across the entire building to ensure that our design and calculations are informed by actual measured data.

The IGDR process allows us to complete detailed modeling of all building systems and accurately calculate energy savings.

Detailed Building Modelling is Crucial to the Accuracy of the IGDR Process

Once selected, the optimum sustainability solution is rigorously tested using Mechanical and Electrical 3D Modelling to ensure the solution is implemented in accordance with the design intent.

The IGDR approach also involves designing an optimum control strategy and preparing all equipment specification documents.

Lastly, the development of full, detailed, market-ready procurement packages allows for accurate, finalised pricing to be relayed back to the client.

Essentially, IGDR is a big picture, holistic approach to determining the roadmap to a cost-saving, net zero future.

Investment Grade Design Report and Energy Performance Contracting (EPC)

The Investment Grade Design Report is a vital precursor to an EPC or any intervention taken by Lawler Sustainability to improve a client’s sustainability.

With Energy Performance Contracting (EPC), Lawler Sustainability guarantees energy savings within a building and in turn, these savings help to cover the cost of carrying out the works. Thus, it is imperative to attain a deep understanding of all energy components by conducting an IGDR.

IGDR Forms a Crucial Initial Phase of any EPC Performed by Lawler Sustainability

Optimisation Survey Report (OSR)

An Optimisation Survey Report (OSR) is a holistic “X-RAY” of the energy performance of your building, clearly pinpointing areas of underperformance.

The team at Lawler Sustainability will then issue low and/or no-cost measures to improve plant operation and control whilst fully optimising current equipment.

An OSR reviews the efficiency of your existing equipment by measuring all relevant parameters (temperatures, flows, pressures, heat, gas, etc.)

Our Experience

Dublin City Council

In February 2015, Dublin City Council and Codema issued a public tender notice which revolutionised the way that energy conservation works are carried out and energy savings are achieved in local authority buildings in Ireland.

The tender to carry out energy upgrades to Ballymun, Finglas, and Markievicz sports and fitness centres formed Ireland’s first-ever Energy Performance Contract (EPC) for a local authority.

An EPC is a contract that is awarded to an Energy Service Company (ESCo) to deliver guaranteed energy savings within a building and in turn, these savings help to cover the cost of carrying out the works.

Lawler Sustainability was awarded all contracts under a highly competitive Government procurement process. Before the energy saving measures were implemented, a full Investment Grade Design Report was completed to ensure accuracy and effectiveness.

Long established as a successful model in countries such as Germany and Austria, the EPC model finally gained notoriety in Ireland when Lawler Sustainability was awarded Ireland’s first ever Energy Performance Contract (EPC) for a local authority.

30% Reduction in Heating Costs

Matt Moore, Oakdale Nursing Home

I am to confirm that an energy audit was undertaken by Lawler Sustainability at our request to address high energy costs. The audit proved to be of huge benefit as power consumption from oversized pumps was subsequently reduced by 87.5%. Heat pumps were also found to be running on inappropriate day time tariffs, which when rectified resulted in a 30% reduction in heating costs. We, the management team at Oakdale Nursing Home, were very satisfied by the service provided to us by Lawler Sustainability and we are more than happy to provide this testimonial on their behalf.
